Defensible space rules
Mono County Code Section 15.04.150 (re-adopted by Ordinance 26-001 in February 2026) says properties must be kept to the defensible space standards of Government Code 51182 and Public Resources Code 4291. It bans tree branches within 10 feet of a chimney or stovepipe outlet, dead branches over a building, leaves and needles on roofs, flammable vegetation within 30 feet of an occupied structure (the firebreak), brush and combustible growth between 30 and 100 feet (the reduced fuel zone), and brush within 10 feet of a propane tank. Well-pruned single trees may stay, and grass under 18 inches beyond 30 feet may be kept to stop erosion. The building official checks these requirements before a certificate of occupancy or final approval; violations of the chapter are subject to the county's general penalty and administrative citation provisions.
